Hiring questions

Questions to ask a roofer before you sign

Ask these twice: once for the tarp crew tonight, and again for each company that bids the repair. Write the answers on the back of each bid.

Registration and crew

  1. What is your L&I registration number? Roofing is a registered specialty, and L&I Verify shows the bond, insurance and any violations. (L&I) (L&I)
  2. Are you registered as a specialty or a general contractor? The bond is $15,000 for specialty and $30,000 for general. (RCW 18.27.040, read Oct 17, 2026)
  3. Is your own crew doing the work? A specialty contractor cannot hire subcontractors. (L&I)
  4. Can you email your liability certificate? L&I describes the minimum as $200,000 public liability and $50,000 property damage, or $250,000 combined. (L&I, read Oct 17, 2026)

Tarp and repair

  1. Is the tarp priced on its own, separate from any repair?
  2. Does the tarp price include coming back to take it off?
  3. Will you photograph the damage before you cover it?
  4. When will I get the written repair bid?

Insurance claims

  1. Do you need me to sign an Assignment of Benefits? It lets a contractor deal with your insurer and collect payment without your approval, so talk to your insurer before you sign one. (OIC)
  2. How do you handle my deductible? Expect to pay it yourself. A business that makes a regular practice of waiving or paying deductibles breaks Washington law. (RCW 48.30A.015)
  3. Who talks to my adjuster? A public adjuster works for you and must be licensed and bonded in Washington; an independent adjuster works for the insurer. (OIC)

Warranty and paperwork

  1. What does the warranty cover, for how long, and is it in writing? L&I lists overlong warranties as a warning sign. (L&I F625-084-000)
  2. Who pulls the permit, if the repair needs one?
  3. On a home job of $1,000 or more, will you give me the signed Notice to Customer before work starts? (RCW 18.27.114, read Oct 17, 2026)
  4. Will you get lien releases from your suppliers? Unpaid suppliers can lien your property. (L&I)
  5. What do you want up front? L&I advises not paying in full until the job is done. (L&I)
